A Good Apartment Complex Has Pristine Laundry Facilities

By: Joann Charamuga Home | Home-and-Family

Managing apartments and condos isn't easy, but it is a straightforward task. The only tasks you need to do are keep the tenants happy, keep the apartments rented, and keep the cash flow going.

Wouldn't it be great if a couple searching for that perfect upscale apartment or condominium to rent finally thinks they have found it in your apartments? The grounds have beautiful landscaping, and the lawn is kept tidy. The landscaping gives a "coming home" feeling when they drive onto the property, and the floor plan of the vacant unit is exactly what they are looking for. They notice the excellent amenities offered including high-speed computer access and a kitchen that is a cook’s dream with modern appliances and lighting. Everything seems so perfect and they are almost ready to sign the lease, but first they want to see the community laundry room. You, as the manager, walk with them slowly to the laundry room, and they are suddenly plunged decades into the past.

It's Saturday morning, and the room is packed full of people. The machines are all taken, somebody is swearing at a washer that just ate his quarters, and two ladies are arguing about who gets to use the next open dryer. This isn’t very enticing. After inspecting the laundry room, the couple rapidly leaves for their car, saying, "We will let you know later." They are gone. Is there a better way?

Yes. Make the laundry room the first stop on the tour, handing out the laundry room’s brochure before showing your new tenants the beautiful grounds. This will give them time to evaluate the huge benefits of your state of the art laundry system. With a Clothes Care Center it is obvious that your organization maintains quality equipment, which is both coinless and cashless, providing a safer environment for your tenants. They like it!

The machines in the laundry room use cards instead of quarters so that residents do not have to worry about having enough quarters with them to complete their load of laundry. By using a debit card or credit card, they can add value to their AccessCard at any time. The resident, if he wishes to do so, may buy pre-paid AccessCards. For businesses and residencies the benefits of this system are tremendous. Because there is no visible source for cash, the laundry room is safe from robbers and vandals.

Hi-tech features go even further than the coinless machines. A new internet-based monitoring system called LaundryAlert is made to let residents check the status of dryers and washers using their PCs, mobiles, or PDA devices. This amazing program allows residents to make their laundry time work for them by knowing when the machines are available; it also notifies them when their personal load is ready to be picked up. This great, advantageous movement in laundry service will make sure you get all your leases signed.

Improved technology helps the cash flow of the business. Accountability statements check to be sure all revenue is accounted for so you don't lose sleep over bills.

Because so many different companies offer laundry room services, it's easy and smart to compare the offerings of the services. Innovative technology, incomparable customer service, and unsurpassed maintenance and repair should be important factors to consider when choosing a service company.
