One of the greatest dangers that threaten the stability of your house or business might be the damage caused by eventual flood, especially if you are located in an area which is likely to be affected by this phenomenon. As long as you are aware or the possible flood damage, it is easier to work against it, either you do it by yourself or with the help of a contractor. This is imperious because water damage is very dangerous for your house, as well as for your health. There are many ways you can protect a building from flood damage. In order to do this, you have to be aware of some of the characteristics of the building: where it is located, what is the risk of flooding of the area where it is located, the codes of water damage in the area. Once you are aware of all this, you might find your own solutions or you have to know that there are professional contractors who can help you anticipate the problems and solve them. They can also inform you with regard to costs and benefits of each possible method. One first step in acknowledging the risk of water damage in your area is to consult the local floodplain management office. A flood map of the area is also useful. Authorities might have already built flood elevation to prevent community from experiencing flood damage. If you are aware of them, you will know how much money to invest in your house and this will prevent you from spending more than necessary. Even you have already taken measures against flooding, flood insurance is still necessary. In this sense, you need to know that you have to purchase such a policy at least 30 days before the flood. This means, you cannot wait for the flood to affect your house, you have to be prepared beforehand. Other things you need to know are related to inner characteristics of the building. There will follow a few examples. The main electric panel board is about 12†above the flood level that was established for your home by architects and electricians. The level of any electric outlets, switches, light sockets, baseboard heaters and wiring must respect this distance. Consider the areas that are likely to get wet and bind any receptacles to a ground fault interrupter (GFI) circuit. This will prevent shock or electrocution. Of course, wiring work must be done by a licensed electrician. Beside protecting your house from flood damage, you also have to think about the possessions in it; for instance, the washer and the dryer. They have to be placed above eventual flood waters. This protection is useful even against shallow flooding. Other solution would be to move them to a higher floor. Another problem is raised by the furnace and the water heater. It is advisable to place them on masonry blocks or concrete. Or, you can move them inside a built floodwall or to a higher floor. Of course, you have to consider that flood can affect all the rooms of the house: living-room, kitchen, bedroom, and bathroom, depending on the intensity of the flood. Usually, the ground floor and the basement are more exposed to this type of damage, but is it better to take into consideration any room of the house and too find the proper measures for each one. In addition to all this, specialists can come with supplementary solutions. This is why it is advisable to ask for their help in case of water damage, no matter the intensity of the risk. It is better to prevent your home from the eventual flooding than having to repair all the damage. Especially that once water managed to infiltrated inside the house or the its wall, the consequences are disastrous, and sometimes difficult to repair. You have to consider all the threatening of flooding, especially if you live in an area exposed to this danger.
