If you are thinking of putting your Santa Cruz home on the market, you are probably wondering which improvements will bring the most increase in value. Since you will be moving out of the property, there is no reason to spend money on a renovation if it will not increase the resale value of the home. Here are some repairs that always help increase the price when you resell your home. Fix the Floors Fixing the flooring in your home will increase the appeal to buyers. Before you assume that you will need to buy carpeting, pull up a corner of your existing carpeting. If you have hardwood underneath, then get it refinished. Hardwood is the most popular type of flooring right now, so that will be money well spent. If your carpeting is looking a little old, replace it with a neutral tan or a laminate floor. This may not be your first choice in color, but remember that you are preparing the home for someone else to live in, and they may not like that baby blue carpeting you have your eye on. If you have tile in your home, make sure none of the tiles are broken or chipped, and if they are, replace them. Consider replacing the grout if it cannot be cleaned. However, replacing all of your tile is usually not cost effective when preparing to sell. Modernize the Kitchen and Bathroom The kitchen and bathroom are two areas of the home where you almost always get back what you put into repairs, provided you do not go overboard. If you can, resurface the cabinets instead of replacing them altogether. If this is not an option, replace old cabinetry with something modern but affordable, and do the same with the countertops. This is not the time to invest in granite countertops, but rather choose something affordable but pretty. Remember to replace the hardware in the sinks and the bathtub or shower. Consider buying new kitchen appliances if yours are really outdated. Look Outside Don't forget the exterior of your home when getting it ready to sell. Of course, you need to make the landscaping look nice. Go across the street and look at your house. What could increase the curb appeal? If it is not too expensive, do it! Also, if your home needs a new roof, get one installed. Fix the Walls If you have wallpaper, it has to go. Use a steamer to pull it down, and then paint over the wall underneath. If you have dark wood paneling, remove it or paint over it. Make the home look fresh and new with a coat of neutral paint throughout. While you are painting, don't forget the ceiling. Ceilings do get stained, so they need to be painted too. Your buyers will be looking at the ceilings as they look for cracks or signs of a leaky roof, so this is not something to overlook.
