Most people who like to travel or have a vacation home, they want something amazing and completely luxury. This typically isn't so much of a problem because if you're looking at real estate, you have the resources to handle it. However, there is a lot of responsibility with these homes and many people just don't want the hassle of the second home. So if you wanted to own a home or at least part of it, you would look into timeshares but now there are new types of properties that bring new options. These new homes you can get access to will blow you away with their locations, their luxury their interiors, furniture's, luxury bedding, bathrooms, and every little thing you can imagine. Fractional property ownership is the first new type of luxury home ownership. The concept here is you get twelve to six families together to buy a amazing home. Most of the time it's a corporation that will own the home and then the families involved will own all the shares to the corporation which equal the share of the home they actually own. You only get access to the home during certain times of the year, but you can negotiate if you want. Some negatives though, you have to share decorating ideas and furniture and more. This does allow you to get incredibly nice furniture, but you have to make sure all families are in agreement with the styles. However during your stay you can bring your own fine bedding like pure silk sheets, your own bathroom necessities and more, everything else is typically taken care of. Second, you have a travel clubs. These travel clubs are much different, they are companies that own many different homes throughout the world and you are one of thousands of members. You pay a monthly fee to have access to these homes. The biggest issue with these clubs is the fact that there are thousands of families so there is always going to be a waiting list to get certain homes. The simple fact of the waiting list is what makes the travel clubs not as attractive because during Holiday weekends, when most people have the time to travel, they are booked up for years. Plus the club company furnishes and maintains the home which can be nice, but you don't get to help with decorating. I really prefer the fractional ownership for a couple reasons. First you do it with a bunch of families you don't know. That allows you to not get really emotional about things. You can also work together to make the home a real home. But it's important to know that many of the bills that go with the home are going to be shared as well. And it's here that you might be on the hook in a fractional ownership setup. If you own it in a cooperation, you could be on the hook for damages caused by another family during their stay. While they do have their pros and cons, both of the clubs and fractional ownership arrangements are growing really popular for the most luxury homes across the world. I suggest you do your homework really well and it doesn't hurt to have a good attorney on your team either.
