To be able to sell real estate, a realtor is required to have a state license. Minimum standards vary depending on the state where they practice, people who are involved in the buying and selling of real estate often join the National Association of Realtors or become members of the state association or board. Members of either group are bound by a set of codes of business ethics as professionals. This is a good assurance to prospective home buyers regarding the realtor's experience and capability.

Professional background. Another tip on how to choose a realtor is to find one who has an active license and is in good standing in the industry. Before you work with one, it is a good idea to check with your state's local agency for more information. Most real estate agents also specialize in certain types of properties. Some agents, for example, sell only condos while others focus on finding a match for exclusive high-end properties. It is also important to determine whether the person you will be dealing with is a seller's or buyer's realtor. Although there are a few who represent both parties, it is often best to go with one who can focus on your particular needs as either a buyer or a seller.
