Little Things That Make A Big Difference When Selling Your Home

A home is a valuable asset but there are little things that could make a big difference in the minds of your potential buyers, especially in a buyer’s market situation like the one that currently exists in Las Vegas. When someone comes in to look at your home, you want them to feel good about being there, as the buyer will try to get a feel of what it is like to live in the home. That’s why before you show your home to buyers it’s a good idea to put in the extra effort and go over a few fine details. Make Your Entrance Clean and Striking

†Your front entrance will be the first impression to potential buyers. Keep your front door clear of any obstructions and tidy the inside foyer. If your entrance way is through garage, make sure it is very well cleaned and dirt free. The garage floor must be swept and washed and place an air freshener unit inside the garage. Believe it or not, for many buyers, the first impression they get walking into your home could impact the way the feel while touring the rest of it.

Sparkling Windows and Casements

†Next, look at your windows and panes. If you haven’t already, have the windows cleaned. Window cleaning is not something we all do regularly but grime builds up over the months. Clean and sparkling windows will give a â€new home†feel. Sweep and wash the window casements.

Remove the Clutter

†Try to give it a neat and tidy look by tucking away loose paper, newspaper, toys, clothes and shoes. This allows your visitors to see some of the basic features of your home and ensures no one will trip over anything while walking through. Leave strategically placed items that will still give it that homey feel, without looking cluttered or disheveled.

Apply a Little Elbow Grease

†Cleanliness is not just limited to glasses and casements. Check light and fan switches and remove all fingerprints from them. Clean up the stove and refrigerator inside and out. Give the floors a good wash.

A Few More Little Extras

†Replace dull lighting with higher wattage bulbs. This will increase brightness particularly in dark rooms and basements. Fragrance can have a big impact on our mood. Without using any really heavy fragrance, freshen up the home just before potential buyers arrive. This could be via a light room spray or a lit candle or two. Some say the smell of fresh baking will give buyers that pleasant at home feeling.

Remember, the most qualified Las Vegas area real estate agent will be able to personally evaluate your home and tell you specifically how to make it stand out in a hot Las Vegas market! The little extra work could pay big dividends, both in preparing your house AND in researching your agent.
