Selecting A Breathtaking Home Site

Selecting a parcel of land that receives the first hint of sun on a brisk morning, rests against a river bank, or offers breathtaking views of a mountain range is not something that is done overnight. Ranch land developers spend months, even years, surveying potential properties, noting changes in weather patterns, water levels, and natural erosion before making their final evaluation of a track of land. This decision process is even more important when selecting a large parcel of land for a shared ranch community †one that allows numerous owners to have access and amenities at their fingertips for a fraction costs associated with a traditional ranch.

Unique Offerings on Every Homestead
Ideally, each and every homestead on a shared ranch would offer something unique, be it a stunning view of a mountain range or valley, proximity to streams for fishing, or nearby trails for hiking, biking or cross country skiing. In order for a shared ranch to be successful, the proper balance of practicality and adventure must be achieved on the land, which is why selecting the acreage is such a painstaking process.

Less is More when Developing the Property
When developing the property plan, each individual homestead should maximize the benefits present on acreage it occupies, while allowing easy access to the shared amenities on the rest of the property. Roads and access to the individual homesteads should avoid conflict with the surrounding environment, and fences should be constructed of durable, yet natural materials that blend in to the existing landscape, keeping in mind the natural wildlife corridors.

Support the Preservation of Natural Wildlife
The master property will ideally be home to a number of native species, and great care must be taken not to disturb their natural environments. Preserving the local wildlife should be taken into consideration when zoning homesteads and areas must be set aside for homestead owners to allow wildlife to thrive in their natural habitat. Ranch property developers must keep in mind that â€they are the guests†on this property, and zone and develop the land accordingly.

Offer Seclusion & Unspoiled Views
It is often desirable for homesteads to provide the owner the feeling of privacy and seclusion. Owners of acreage on a shared ranch generally do not want the view from their back porch to be their neighbor’s ranch; instead it should be of a wide open meadow, meandering stream, or majestic mountain peak. Developers can take advantage of changes in elevation, sight lines and more, resulting in each homestead offering unspoiled views of the surrounding countryside.

If you are looking to be a part of a shared ranch community, check that the developer has taken every measure necessary to impart the sense of owning your very own ranch. The amenities should be first class, but practical and unobtrusive. Views should be breathtaking and unspoiled while offering a chance to live in harmony with existing wildlife. And lastly, the shared ranch should be a place to bring your family for years to come.
