Timeshare Rental Tips - Simple Strategies For Renting Your Timeshare Property

Do you have a timeshare property on the rental market? Did you find that it was near impossible to sell the property for a fair price? Are you now realizing that it may not be very fast or easy to rent it out at a fair price, either? If so, you are experiencing the bad side of timeshare ownership. As wonderful as they can be for those who enjoy going on vacations, they really become a headache when it comes time to offloading them to someone else. The following tips will help you determine the most effective strategies for marketing your timeshare rental so you get the best price possible for each rental and avoid your property sitting empty for long periods of time.

One approach is to go to your timeshare resort and tell them to let your unit out for rent. Although it looks like an easy option which saves us from the hassle of advertising, your timeshare resorts may charge a fee for renting out the unit. The resort may also split the income if the unit was not rented for a whole week. This is the reality and timeshare resorts tell its owners before hand not to expect the unit to go for whole week of rental. It can be rented for only 3 or 4 days. And worst thing about renting through the resort is its whopping 30-40% commission which is a great loss for the timeshare owner. Let us do a quick calculation of numbers.

If you rent out the unit for $150 per night and assume that someone is renting it for 3 days. So three day total rent should be $450. If the resort charges a commission of $150 then you are only left with $300, which is your net rent. Now if you pay $400 in annual maintenance your net loss will be $100. Now you got to question yourself is this really worth it? Obviously the answer will be no. Let us forget for a moment that you want to make a profit on your rental but at least you don't want a loss also or to be practical, a minimum loss.

Going through a broker or real estate agent who specializes in renting timeshare properties is an alternative option. They are likely to charge a lower commission which could allow you to pocket more of your actual profits, but you have to sit back and wait to see if the agent is actually able to find renters for the property. In many cases, the property will sit empty for months on end as the real estate agent simply cannot find renters. You will have to think of other alternatives in this case.

The other option is to market your timeshare property by yourself which is the best and most reliable option. You can either put an advertisement for rent in classifieds of newspapers or through Craigslist. The other option is to put your unit on auction sites such as eBay and bidshare.com. Keep in mind that your timeshare will be listed in travel section but not real estate. You have to be preapproved by square trade which can take up to five days.

When going through square trade approval to put your property up for a rental auction will require you to show some proof of your ownership of the property and should be used as a last resort to minimize damages. Don't expect to make a profit as most timeshares rented in this manner are lucky to bring in the amount of the yearly maintenance fee. Go for that fee to cut your losses for the year and be very courteous and helpful to all interested bidders who send you questions and you are likely to be successful.
